Since September 2003, Sharon has been managing my rental properties (rental homes, condos and apartments) in Huntsville, Alabama, while I have been residing in Arizona. She has enabled me to become a worry-free absentee landlord.

Sharon has been very competent in her management of the properties. What I value the most is her honesty in collecting the rent money and depositing it in my designated account.

She has managed all aspects of the rental business, including renting and re-renting, rent collection, managing repairs to the properties, filing and collecting claims from the insurance company, and dealing with difficult tenants for rent and late fee collections.

She has ably dealt with homeowners' associations, City of Huntsville and Huntsville Housing Authority for tenants getting rental assistance. She has demonstrated excellent judgment in bringing only important issues to my attention and sparing me of unnecessary details that she handled on her own.

Her record keeping is excellent. She provides monthly and year-end reports that are a pleasure to deal with, especially at tax time.

Sharon is also a very able communicator. She is capable of providing statuses at an overview level as well as at any needed level of detail. Using telephone and emails, she has been always available and prompt in dealing with any and all issues needing her or our cooperative attention.

She is highly ethical and trustworthy. In addition to business dealings that are a pleasure, I have come to value her as a good friend and a decent and upstanding member of society. I highly recommend her property management services.

I would like to take a moment to recommend Sharon Maxwell at Team Maxwell, Coldwell Banker Premier. I purchased four 4-plexes in Southeast Huntsville in October of 2002. I've been an investor for 20 years and own multiple residential properties in 8 states. With that said, I had more difficulty managing what I thought would be a relatively simple investment than any other group of properties I have owned. I was on my third property manager in April 2005 when I interviewed Sharon. I was very impressed with her honesty, integrity and professionalism. I told her I wanted to give the current manager every benefit of the doubt before making a change.


Finally, after continued mismanagement and seven vacant units, I contracted with Sharon to manage my properties last September 2005. Sharon was very honest and forthcoming with ideas on what it would take to turn these properties around. Even though it was not always good news, it was what was needed to reach our goals. I can now say that after 4 months of hard work in coordinating repairs and maintenance and plenty of perseverance on her part we are at one vacancy which will be made ready and rented soon.

Sharon has not been afraid to take on a very challenging task and has performed exceptionally. I would not hesitate to recommend her to anyone. I now have a profitable investment which should return what I initially planned for when I purchased.
